Fees and Charges for Residential Tenants

Certain fees and charges may be applied to tenancies which are Assured Shorthold Tenancies (ASTs) and are protected by the Housing Act 1988. Please see below the Schedule of Fees and Charges:

Description Charge
Holding Deposit Equivalent to one weeks rent which is put towards your first rent due at the start of the tenancy.
Security Deposit Equivalent to five weeks rent, where the annual rent is below £50,000 or six weeks rent where the annual rent is £50,000 and above.
Payments to change a tenancy agreement Up to £50, or for any reasonable cost incurred if these are higher than £50.
Payments associated with early termination of a tenancy agreement The costs, fees and charges reasonably incurred by the landlord, including the agent’s existing or reletting fees.
Utilities and Communication Services Such as electricity, gas or other fuel types, water, sewerage, telephone, internet, cable/satellite television, TV licence.
Council Tax Payable to the billing authority.
Interest payments for the late payment of rent 3% above Bank of England’s annual percentage rate.
Lost keys Reasonable costs for replacement of lost keys, fobs or other security devices.
Stamp Duty Land Tax Payable on tenancies where the rent exceeds £125,000.
Contractual damages In the event of the tenant’s default of a tenancy agreement.
Any other permitted payments Payments which are defined under the Tenant Fees Act 2019 and regulations applicable at the relevant time.
